At this stage, we will be in the most important stage in the engineering process; at this part of the project, we use the highest and most accurate technique in measure and surveying ti get 2 main important inputs.
A virtual tour to access the site wherever & whenever we want without conducting several site visits for missing information. A method of measurement will make the design process much easier and more efficient.

At this stage, we started to think, decide, and prepare for collecting information; Also here, we will create a visual mood board and initial design principles once we get the approval. We will proceed to the schematic design.

Schematic design is the drawings came out of the approved design by the client after we finish the conceptual design phase, developing the direction, mood board, and material selection. We will get approved conceptual design and 3D render photorealistic; these outputs will help the interior design department to develop a schematic design DWG LOD 200.

Then, the design package is ready for the next stage, the DD phase.

At the stage, the engineering department takes the lead in the process of the most important part of the project, which is design development and project management. From now on detailing is our key point of success together. we now get the bim model LOD 200 to start the development based on the report & searches we made before. Enhancing information to be more detailed, based on unique work breakdown structure accotding to master format. At this stage we will produce 2 main deliverables: IGC package ‘MODEL FOR QTO’. Baseline time schedule ‘KPIS’.

This stage, in the phase of producing the final documentation for all project disciplines: Architectural package. Structural modifications. Mep package includes electrical, LC, and mechanical. Detailed specifications for the project. Detailed BOQ. Method of mesaurments. Method of construction statement for specific fixtures fit-out. Development of baseline time schedule, detailed breakdown structure for layers till producing detailed timeline.

This is where our designs come to real; our effort started to be executed, its the part where we get what we pay for. We’ll take care of every single decision regarding purchasing, tracking & executing. We will follow up with contractors and sib contractors, and vendors.

We’ll schedule white-glove delivery and our amazing designers will be conducting site visits to supervise and put their detailed eyes through installation to ensure everything goes well & smoothly.
